For many landlords and taxi owners, keeping track of income and expenses can mean moving between notebooks, spreadsheets, phone messages and receipts. As the number of properties or vehicles grows, knowing what each asset earns and what it costs to maintain can become difficult.
VINASAssets, a web-based system developed by Ugandan technology company VINAStech, seeks to make this work easier by bringing these records together in one place.
The system allows property owners and managers to track buildings, rooms, tenants, rent payments and expenses. Taxi owners can record daily collections, driver settlements and vehicle expenses, helping them compare expected income with the money actually received.
For property managers, the system brings together information that might otherwise be kept in separate records. They can follow rent payments, identify outstanding balances and record property expenses without losing sight of the building or room involved.
Taxi owners face a different but related challenge: knowing whether daily collections match expectations. VINASAssets provides a ledger for recording expected income, settlements and vehicle expenses, making it easier to review how each taxi is performing.
Beyond record keeping, VINASAssets provides reports on income, expenses, profits and outstanding rent. It also allows tenants and drivers to access relevant records through their own portals, while owners can assign different levels of access to staff and managers.
For Nashaba Victor, team leader at VINAStech, the idea was to address a practical challenge faced by people managing income-generating assets.
“We wanted to make it easier for people to know what their assets are earning and what they are spending, without having to search through different books and records,” Victor said.
The system reflects a growing need for practical digital tools that respond to the realities of Uganda’s rental and transport businesses. Many owners manage several income sources at once, yet their records may remain scattered across different books and people.
Keeping reliable records can help owners make more informed decisions about rent collection, expenses and the performance of their investments. Having the information organised in one place can also make it easier to identify unpaid rent or review the costs associated with a vehicle or property.
VINASAssets also provides different access levels for owners, accountants, property managers and other staff. This allows people to work with the records relevant to their responsibilities, while tenants and drivers can view their own information through the system.
By linking each asset to its income and expenses, VINASAssets aims to give owners a clearer picture of how their investments are performing. Although it is not a full accounting package, it offers a focused way to organise everyday asset management.
Developed for local business needs, the system also speaks to a wider challenge developing countries: making digital tools useful and accessible to the people who run small and growing businesses.
